Luxury Property Video Marketing Case Study | BIANCO Caloundra by RCQ Projects

A clear video strategy supported the successful sale of a luxury development on the Sunshine Coast.

It started with trust, not a brief.

We met RCQ Projects at a networking group on the Sunshine Coast.
No pitch deck. No hard sell. Just a good conversation.

RCQ was just starting BIANCO, a Mediterranean-style luxury apartment project in Caloundra. Premium finishes. Good location. Serious investment.

They brought Belle Property Maroochydore on board to lead sales and marketing, and we were introduced as the preferred media partner.

From the first meeting, it was clear.
This wasn’t a “throw up a few renders and hope for the best” kind of project.

The challenge

High-end property is a tough sell, even on the Sunshine Coast.

Too often, premium developments rely on:

  • Generic highlight reels

  • Renders with text overlays

  • Stock footage that could be anywhere

The problem is simple.
If you skip the people, the details, and the reason behind the project, buyers won’t see the value.

In a competitive market, clarity makes the difference.

The goal

Create a video system that:

  • Educates buyers

  • Builds trust over time

  • Shows progress, quality, and location clearly

  • Supports social media, email marketing, website content, and paid ads

It wasn’t about making one big video.
We built a six-month content plan.

The approach

The project started as a simple request for drone footage and photos, but it grew from there.

Together with Belle’s marketing team, we mapped out a clear plan:

  • 6 informative talking-head videos

    • Build quality

    • Location advantages

    • The team behind the project

    • Investment opportunity

  • 6 construction update highlight videos

    • Progress updates

    • Momentum for buyers sitting on the fence

Each video had:

  • A clear purpose

  • A clear audience

  • A clean call to action

Every piece of content had a purpose. Nothing was random.

Execution on site

Construction sites come with real concerns:

  • Safety

  • Disruption

  • Crews unfamiliar with filming

Experience makes a difference here.

We’ve been working in the construction sector since 2020.
White cards. Drone licence. Insurances. Inductions. The lot.

For larger shoots, we always worked alongside an RCQ supervisor.
It keeps the foremen comfortable and the site safe.

We always plan filming around the trades, not the other way around.
No cameras shoved in faces. No stopping work for shots.

If we asked people to “act”, it was only with approval.
Discreet. Respectful. Calm.

Creative decisions that mattered

We made one key call early.

We didn’t want this to look like every other development video.

So we:

  • Shot extensively around Caloundra

  • Showed beaches, cafes, streets, and public amenities

  • Positioned BIANCO within its lifestyle, not just its footprint

Everything was filmed outdoors where possible.
Real places. Real context. Real lifestyle.

It’s not just about the apartment. It’s about where you’ll live.

Reality check: weather and timing

The first month was brutal.

Rain. Every scheduled shoot day.
Classic Sunshine Coast.

Being local made the difference.

We live about 15 minutes from Caloundra, so we stayed flexible.
When the weather cleared, we moved quickly.

Grabbed Belle
Grabbed the RCQ supervisor
Shot everything we could in a morning.

Drone work often had to wait.
We came back multiple times as conditions allowed.

Timing mattered, so we made editing a priority.
The first batch of videos was turned around in a week.
We worked day and night. No shortcuts.

Later stages were calmer, thankfully.

Collaboration that worked

This project succeeded because the team worked as one.

  • Belle Property Maroochydore

    • Experienced, professional, open to ideas

    • Strong creative input and marketing direction

  • RCQ Projects

    • Welcoming, organised, and incredibly well run

    • Great culture. A site that felt safe and calm

    • A team that knows its job without micromanagement

It felt like working with friends who care about their work.

Execution on site

The result

The market was tough.
High-end property always is.

Most homes sold quickly. Only a few of the premium sky homes took longer.

And importantly:

  • Belle was so happy that they brought us into their in-house projects.

  • RCQ booked us on two additional developments

  • The content was used exactly as intended.

    • Social

    • Sales emails

    • Website

    • Paid ads

No wasted videos. No misalignment.

The real win was seeing the building finished and people moving in.
We’re proud to have been part of that journey.

The takeaway

Good projects deserve good partners.

RCQ builds exceptional homes.
Belle sells them beautifully.
We tell the story clearly.

When everyone stays in their lane and collaborates properly, the outcome speaks for itself.

Can this approach work for smaller developments?

Yes, with the right expectations.

The principles behind the BIANCO strategy stay the same, but the outcomes naturally scale with budget, timeline, and scope.

On a high-end project like BIANCO, that meant a six-month content plan, multiple video formats, lifestyle storytelling, and frequent updates. That level of investment delivers a higher volume of content, more reach, and stronger momentum.

For smaller developments, the approach is adapted:

  • Fewer videos

  • Shorter timelines

  • Tighter focus on the most important messages

What doesn’t change is the foundation.
Clear messaging. Real people. Purpose-driven video. Consistent communication.

We offer different solutions for different budgets, including ongoing packages designed to support smaller projects without overproducing or making things overly complex.

Bigger budgets allow bigger results.
Strong principles help any budget work harder.
